Commercial Roofing Services
Most commercial roofs in Santa Rosa, CA do not need the biggest job. They need the right job in the right order, and the order starts with where the water goes. Late November 2024 brought an atmospheric river that left close to 15 inches of rain on the city over about three days, and a young roof can be swamped by that as easily as an old one. It only has to drain slowly.
Our work runs from a same-day emergency tarp to a full tear-off, with plenty of honest middle ground. A commercial roof repair fixes the cause instead of the stain. Emergency roof repair starts with assessing the leak and planning temporary water control when access is safe. When the membrane has life left, a coating or a recover over the existing roof stretches the budget. When it does not, commercial roof replacement is the answer, and we will say so plainly.

Look before you price
A quote written from the parking lot is the cheapest mistake in roofing. A proper commercial roof inspection puts someone on the surface with a probe, a camera and a drain log. On a mall roof at Coddingtown or a flex roof at the Airport Business Center, an infrared moisture survey adds what the eye cannot get: wet insulation hiding under a membrane that looks fine. That finding separates a patch from a replacement, and you want it before you sign anything.
The report arrives with photographs and a plain recommendation, including when no work is needed this year.
Drains come first
The real problem on a lot of flat roofs is not the membrane. It is the drains and scuppers. A clogged drain and an overflow scupper set too high turn a month of rain into a pond sitting on one seam, and the seam takes the blame. Clear the drains, open the overflow, correct the low spot, then judge the roof. Where water has stood for weeks, ponding water repair comes before any talk of new membrane.
Flashing, curbs, skylights and edge metal are next, because sealant rather than membrane is keeping the building dry there.
Fire, storms and paperwork
Santa Rosa roofs live with a second season that has nothing to do with rain. In October 2017 the Tubbs Fire got across Highway 101 into the city with Diablo gusts as strong as 70 mph behind it. Embers and ash are what wildfire leaves on a commercial roof long after the flames are out, and the Glass Fire burn scars east of the city raise runoff and debris worries in heavy rain. Storm damage roof repair and insurance claim assistance start with dated photographs and moisture readings an adjuster can check, taken before anyone cleans up.
Permits and tenants
From January 2026, California's 2025 Building Standards Code applies. County reroofing guidelines cover built-up, modified bitumen, metal and tile. On occupied buildings, settle staging, noise and tenant hours before work. Airport Business Center's offices, flex and light industrial buildings need different schedules.
Commercial Roofing Questions
How do I tell whether my roof needs a repair, a coating or a replacement?
Start with what is wet. Leaks at flashings and seams on an otherwise dry roof call for a repair. A sound but weathered membrane with dry insulation is a coating candidate. Wet insulation across a wide area, or a membrane that is failing everywhere, means replacement. Only a moisture survey and a few core samples settle which of the three you are in, and we would rather spend a morning proving it than guess.
Is a roof that leaks in one spot worth saving?
Usually it is, provided the leak is local and the insulation around it is dry. A repair that costs a fraction of replacement can buy several more seasons. It is not worth saving when the same roof has been patched in several places and each patch is sitting on wet insulation. Then the patches are a slower way to buy a new roof.
Can a coating fix a roof that holds water?
No. Clear drains and low spots first; coating cannot drain standing water.
What should happen before a replacement price is set?
Map wet insulation, layers, curbs and access first. That scope makes replacement prices comparable and exposes tear-off surprises.
Tell us what the roof is doing.
Call, and after we look we will tell you plainly whether the work is needed now, later or not at all.
