Commercial Roofing in Windsor, CA
Service Areas
A roof over a row of tenants gets looked at when a ceiling tile turns brown, and by then the water has been working for a season or two. Windsor's retail list includes Lakewood Shopping Center, Shiloh Shopping Center and Windsor Creek Plaza. The cheapest roof decision an owner of a center like those can make is a walk in October, before the first storm of the wet season.
We work on retail, office and institutional roofs in Windsor, CA, nine miles up US 101 from Santa Rosa. The job is often a drain, a curb, a seam or a stretch of edge metal. Sometimes it is bigger, and then you want to hear that in the dry months, not in the middle of a storm.

Retail first, then everything else
Windsor's commercial list starts with retail: Lakewood Shopping Center, Shiloh Shopping Center, Windsor Creek Plaza and Old Downtown Windsor. From a roof point of view, centers fall into two groups. A center built in one phase tends to have one roof age and one set of problems that arrive together. A center that grew by additions has a roof made of different decisions, and the joints between those decisions are where water finds its way in.
Downtown is its own case. The 1990s redevelopment around the Town Green added more than 130 condominiums and 50 businesses around the Town Green. Each roof there gets treated as its own roof, with its own age and its own list. We find that out up top, not from the street, and the answer tells you if the budget is for one section or the whole building.
Tenants wear the roof out
The real problem on a multi-tenant retail roof is rarely the membrane. It is the foot traffic. Every tenant that adds an exhaust fan, a rooftop unit, a satellite dish or a sign bracket means a technician walking across the field of the roof and a new hole through it. After a decade the roof carries penetrations nobody drew on a plan.
Here is the truth about those seals: they fail before the roof does. Sealant dries out, flashing lets go at its top edge, and the leak shows up three bays away from the hole because water travels along the deck. We trace the path, rebuild the penetration, and lay walkway pads where technicians actually step. A worn stand under a unit gets fixed as part of equipment curb and support work. Fix the penetrations and the walk paths before anyone talks about a new membrane.
Ash, embers and a wet winter
Repair, coat or replace
For most shopping center roofs the answer lands in one of three places. If the insulation is dry and the membrane is sound, a repair program on penetrations, seams and drains is the right spend. If the membrane is aging but the insulation is dry, a coating system extends the roof for less than a tear-off. If wet insulation spreads across most of the roof, replacement stops being optional, and we say so.
The way to tell is an infrared moisture survey, because wet insulation looks exactly like dry insulation from the top. After that the price follows how much of the roof is wet, how many penetrations need rebuilding, how the crew reaches the roof, and what hours the tenants allow.
Work near the Town Green
Windsor's commercial roofs sit close to people. Downtown businesses share a district with residents around the Town Green, and shoppers use Lakewood and Shiloh all day. That shapes the schedule more than the roof does. Loud work and hoisting get planned for the hours that bother the fewest people, and walkways below get fenced before anything moves overhead, as in any occupied building reroof.
Santa Rosa Junior College's 20-acre Public Safety Training Center is in Windsor too. Where a site has more than one building, we survey building by building, because age and exposure differ from one structure to the next.
What not to spend on
Do not coat a roof with wet insulation underneath it. The coating seals the water in and the leak comes back somewhere new. Do not pay for a full replacement when a survey shows two wet sections out of ten. Do not buy a new membrane over drains that still hold ash and leaves, because the new roof will pond just like the old one. The same order holds at an enclosed center like North Station Area and in Healdsburg: survey first, spend second.
Commercial Roofing Questions
Three tenants in our Windsor center are reporting leaks. How do we tell a roof problem from a drain problem?
Check the weather on the days the leaks appeared. Leaks during or right after heavy rain point at drains and scuppers, because standing water finds every weak seam. Leaks on dry days, or clustered near equipment, usually trace to a penetration or a unit's condensate line. We walk the roof, follow each leak back along the deck, and tell you which complaints share a cause. Often three complaints turn out to be one blocked drain and one open flashing.
Is a full replacement worth it on a building we may sell in a few years?
Usually not, unless the survey shows wet insulation across most of the roof. Buyers run their own inspections, and a clean condition report with a repair history carries more weight than a new membrane nobody can verify. Fix what is leaking, photograph everything, and keep the report. If the roof is near the end of its life, a coating or a targeted recover can protect the value without the expense of tear-off.
Do smoke and ash from a wildfire actually damage a commercial roof?
Ash does the quiet damage and embers do the loud damage. Ash packs into drains, holds moisture against the membrane and stains surfaces that stay damp. Embers cause burn-throughs, scorched edge metal and softened flashing. After an event like the Kincade Fire, walk the roof with a written note of every burn mark and every blocked outlet, clean it before the first big rain, and keep photos in case an insurance question comes up.
How should we budget roof work across several buildings on one site?
Survey each building once and rank them by condition, not by size. The worst roof goes first, middle roofs get maintenance, and the best roofs get a date on the calendar. Small repairs across buildings can be grouped into one visit, which cuts the cost of mobilizing a crew. Large replacements go into the year when budget and weather line up.
What belongs in a written condition report for a retail roof?
Photos of every penetration, every drain, every seam in distress and every spot where water stands after rain, tied to a roof plan. Add a rating for each section, a repair list ranked by urgency, and a rough cost by category. If we ran an infrared survey, the moisture map goes in too. The report should let a property manager decide what to do this quarter and what can wait.
Tell us which center
Call and tell us the building and what it has been doing. After we have been up there, you will hear plainly whether the roof needs work now, later, or not at all.
