PVC Roofing in Santa Rosa, CA
Roof Systems
PVC costs more than TPO, and on plenty of Santa Rosa roofs that extra money buys nothing. We say that up front because the roofs where it does pay are very specific, and an owner who knows which group they are in saves a lot.
PVC is a single-ply sheet with welded seams, built from a vinyl compound that stays flexible and resists fats, oils and many chemicals. That makes it the right call over a kitchen exhaust, a food plant or a roof that sits under standing water after every storm. It makes it a poor use of budget on a plain, dry warehouse. The job is matching the membrane to what the building does under it, and we will tell you which side you land on.

Kitchens and food plants get the payoff
Exhaust from a commercial kitchen carries grease, and grease eats some roofing membranes slowly from the surface down. A restaurant pad, a food court on a mall roof or a hotel kitchen all put that load on the membrane right where the hood exhausts. PVC takes it better than most single-ply options, and a degreasing routine on the roof near the fans extends that margin further. Kitchens that vent straight up from the hood, with no grease trap on the fan, are the ones where a worn patch shows up in the sheet first.
The same logic applies to production buildings. Santa Rosa has food manufacturing in the mix, including the Amy's Kitchen production facility, and Sonoma County has more than 350 wineries, with production and barrel-storage buildings to match. Production buildings often vent steam, process air and washdown chemicals, and whatever lands on the roof stays there.
Honest verdict: if grease or process exhaust touches the roof, PVC is worth it. If the closest thing to exhaust is an HVAC condenser, it is not.
Standing water is the second reason
The November 21 to 23, 2024 atmospheric river put nearly 15 inches of rain on Santa Rosa in about three days. A flat roof with a slow drain or a low spot would have held water through that storm. Ponding is a drainage failure first, but it is also a membrane test, and PVC tolerates it better than a lot of its competitors.
That does not make ponding acceptable. A roof that holds water still loads the deck, grows algae and speeds wear at the seams. We find the cause, whether it is a clogged drain, a sagging deck or a missing scupper, and fix that before we weld a single seam. A proper ponding water repair starts with the low point and the outlet, and the membrane comes last.
Heat is the other stressor. Santa Rosa reached 115 degrees on September 6, 2022, and a light-colored PVC sheet reflects much of it back. Wildfire ash dulls the surface and should be rinsed off.
Plasticizer loss and bad welds shorten it
Specify the system, not the sheet
A PVC roof is an assembly. The membrane is one layer, and the insulation, cover board and attachment pattern decide how it performs in the wind and under foot traffic. On an restaurant roof or a hospital rooftop with service routes, we add walkway pads and protect the field around equipment so the sheet is not the thing taking the wear.
Fully adhered PVC gives a smooth, fastener-free surface and suits roofs with strict appearance needs. Mechanically attached PVC is faster and costs less. Either one can go over an existing roof if the existing insulation is dry, which is why we confirm that with a moisture survey before a recover.
The same sheet can be installed in a repair, in a full replacement or as a recover. We quote the version that suits your deck and tell you plainly when the cheaper version would shorten the roof's life.
Do not pay for PVC on a quiet roof
Not every roof needs the upgrade. A dry warehouse along US 101 with nothing but a few skylights and fans does not need grease-resistant chemistry. For that building, TPO roofing will usually perform as well for less money, and the savings can go to drainage or edge metal.
If the roof sees heavy grease and also some real chemical exposure, the stronger step up is KEE membrane roofing, which is formulated to hold up to fats and chemicals while resisting the plasticizer loss that wears down standard PVC.
We would rather talk you down to a lower-cost membrane than sell you one you will not use.
The deciding question is exposure, not whether PVC sounds more durable. List kitchen exhaust, process discharge, oils, and chemicals that can reach the roof, then confirm the selected membrane and accessory details suit those conditions. Keep exhaust discharge and condensate from concentrating at seams or drains. If the building has no relevant exposure, compare the lifecycle scope with simpler alternatives using the same insulation, attachment, and perimeter assumptions. The bid should explain why the material earns its place on that specific roof.
Commercial Roofing Questions
Is PVC roofing worth the extra cost over TPO?
Only where the building earns it. Grease from kitchen exhaust, process chemicals and ponding are the cases where PVC pulls ahead. On a plain dry roof the two perform alike, and the savings belong in drainage and flashing work. We look at what vents onto the roof before we recommend either.
Will restaurant exhaust ruin a PVC membrane?
Not quickly, which is the point of choosing it. Grease collects on any roof around a hood, and PVC resists it better than most membranes. Even so, we recommend degreasing the area on a schedule and fitting grease containment on the exhaust fans so the buildup never reaches the seams.
How do you repair a PVC roof that has a puncture?
We clean the area, heat-weld a patch of matching PVC over the damage and probe the edges. We check for wet insulation under the puncture, since a small hole in a ponding area can have soaked the material below. If it is wet, we cut it out and replace it before patching.
Can PVC be installed over my existing roof?
Often, but not over everything. The old roof must be dry, sound and compatible, and some old asphalt materials need a separation layer. We test for moisture, check the layer count against local code, and tell you plainly if a tear-off is the better path.
What should a hotel or mall owner ask before choosing a membrane?
Ask where the kitchen exhausts land, how many people walk the roof, and whether the drains clear in a heavy storm. Those three answers matter more than the brand. On a mall roof like Santa Rosa Plaza in downtown Santa Rosa or Coddingtown, service traffic and drainage should drive the spec.
