Coastal Flood Advisory: Commercial Roof Help in Santa Rosa

The National Weather Service has issued a coastal flood advisory covering Santa Rosa. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.

Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial Roofing in Yountville, CA

Yountville
Commercial roof repair, coating and replacement in Yountville, CA, from the Veterans Home campus to kitchen roofs, planned around the people inside.

Service Areas

Yountville looks like a restaurant town, so owners assume its roof problems are restaurant problems. The building that changes how roofing gets done here is the one where people sleep. The Veterans Home of California, at the southwest corner of California Drive and Highway 29, houses almost a third of the town's 3,436 residents, and any roof work on a property like that is planned around the people underneath it before it is planned around the membrane.

Our work in Yountville, CA covers repair, recovers, coatings, inspection and replacement, from institutional grounds to the dining rooms the town is known for. On every one of them the work schedule starts with who occupies the space and which hours they can spare.

The residents never leave

A roof over people who live in the building is a different job from a roof over an office that empties at six. Nobody can schedule around a nap, a meal or a night's sleep, so the hours of noise, the order of the work and the path of materials all get decided before the first tear-off. We ask who sits under each section, what that space is used for and which hours are quiet, then draw the work plan from the answers.

The home was established in 1884, deeded to the State in 1897 and designated a California Historical Landmark in 1968. A landmark designation can add review steps for materials and appearance, so approvals are a conversation to start early. Occupied-building reroofing means small staged sections, short exposure windows and a dry-in at the end of every work day. Priority one is that nothing open is ever left overnight above a bed.

Kitchens put grease on the roof

The French Laundry and Bouchon, in a town that claims the most Michelin stars per capita in North America, make restaurant roofing a close second on the list. Here is the truth about a roof above a working kitchen: the membrane is rarely the first thing to fail. Exhaust fans, grease and heat do the damage, and they do it in a small area around the hood discharge.

Grease attacks some membranes more than others, and it leaves a film that holds dirt and standing water. A fan curb that has settled or lost its flashing then lets that water in beside equipment that cannot stop running. On a first walk we check the ground around each exhaust fan, the grease containment, the curb flashing and whether foot traffic has worn a path to the equipment. A restaurant roof with tight curbs and a protected service path can outlast a newer roof that was left to soak.

What we check on a first walk

A first walk covers the whole roof, not just the corner somebody complained about. We bring the camera and start at the drains.

  • Drains, scuppers and gutters: clear, sized for the roof and free of debris left by the last storm.
  • Seams and field splices: probed for open edges, fish mouths and shrinkage.
  • Flashings at walls, curbs and penetrations: sealant gone hard, metal pulled loose.
  • Ponding: any water still standing two days after rain.
  • The ceilings below: stains, soft tile and the places where someone has started setting out buckets.

Where the picture is unclear, an infrared moisture survey separates wet insulation from dry, and a written report with photos goes to the owner or facility lead. Not every roof needs more than a photographed record and a maintenance list.

Winter rain and September heat

Santa Rosa, about 35 miles from the Veterans Home, gets about 32 inches of rain a year, almost all of it in the wet months of November through March, and one late-November 2024 atmospheric river put nearly 15 inches on that city in about three days. A roof that handles a normal winter can still back up in a storm like that, so drains and overflow scuppers get checked before the rain, not after.

Heat tells the same story from the other side. The record 115 degrees F in Santa Rosa on September 6, 2022 came with 117 in Healdsburg. At those temperatures an aging membrane expands hard, then shrinks, and the seams and flashings take the strain. Heat and UV damage shows up as chalking, shrinkage and splits at details, long before the field leaks.

Repair, coat or replace

Three things settle the choice: how much insulation is wet, how many layers are already on the roof, and how much life the membrane has left. Dry insulation and a sound field point to repairs or a restoration coating. Wet patches mean cutting out the bad sections and tying new material into good. A roof wet through its field, or too worn to hold a coating, is a candidate for replacement.

Price moves with tear-off depth, wet insulation, penetration count and rooftop access. The schedule moves with the occupants: a residence that must stay quiet or a dining room that must open for service both limit the hours, which stretches the schedule even on a small roof. A reroof permitted in 2026 is built to the 2025 California codes, Energy Code included, so insulation and roof-surface requirements are worth confirming with the building department before a price is locked in. Waiting makes every item more expensive, because wet insulation spreads.

What not to spend on

Some spending feels like action and changes nothing:

  • A reflective coating over wet insulation, which seals the water in.
  • Sealant smeared on a flashing that has pulled away from its wall.
  • A full replacement on a roof whose only real problem is one fan curb.
  • Waiting for a ceiling to stain before anyone looks up.

Fix the curb, clear the drain, test the insulation, then decide. The same advice fits owners with buildings in nearby Napa or St. Helena.

Commercial Roofing Questions

How do you reroof a building where residents live around the clock?

Split the roof into small sections and ask the facility staff to name the quietest hours before anything is scheduled. We open only what can be dried in the same day, move hoisting and staging away from entrances and bedroom windows, and save the noisiest tear-off for the hours the staff say do the least harm. A resident should never hear a crew start before the plan says they will.

Is it worth coating a restaurant roof instead of replacing it?

Sometimes, and only after the insulation tests dry. A restoration coating over a sound membrane can add years at a fraction of the disruption of a tear-off beside a working kitchen. Over wet insulation it is not worth it, because the coating traps moisture and the roof fails from the inside. Clean the grease residue first, because coatings do not stick to a dirty surface.

What does a landmark designation change about roof work?

Mostly the paperwork and the material choices. The Veterans Home was designated a California Historical Landmark in 1968, and a designation like that can bring review of visible materials and details. Ask the owner what restrictions apply before any quote is accepted, because a price built on the wrong membrane or the wrong edge metal gets redone, not adjusted.

Which should be fixed first on a restaurant roof, a leak or a fan curb?

The curb, nearly every time. A leak shows where water came out, and a bad curb or loose flashing is often where it went in. Repair the curb flashing, clear the drain nearby, and watch the next two storms before opening any larger part of the roof. If the stain keeps returning, test the insulation under it.

How should an owner budget for roofs on a property with several buildings?

List every roof section by condition, assign each a target year and pay for the worst first. Keep maintenance on a set calendar so small repairs stay small. A written roof inspection with photos gives the board or the owner a record that carries from one budget year to the next.
