Metal Roof Retrofit and Restoration in Santa Rosa, CA

Metal Roof Retrofit and Restoration
Retrofit and restoration for exposed-fastener metal roofs in Santa Rosa, CA: re-fastening, sealing, coating or a new panel system over the old one.

Roof Systems

The cheapest fix for a leaking metal roof is usually a screwdriver, not a crane. That is not what most owners expect to hear after a stained ceiling or a wet pallet. The common story is an older exposed-fastener roof, the kind with screws driven straight through the face of the panels, that has been shedding water for decades and has finally started letting some in.

Those roofs rarely need to come off. They need their fasteners reset, their laps sealed and sometimes a coating or a new panel system over the old one. In Santa Rosa, CA and the county around it, where vineyards, farms and light industry sit side by side, a retrofit or restoration is often the way to buy a long stretch from a roof without tearing it apart. Here is how we decide which level of fix fits.

Screws back out and washers cook

An exposed-fastener roof lives on hundreds or thousands of small penetrations, each sealed by a rubber washer under the screw head. Heat and cold move the panels every day, the screws work loose, and the washers dry out, crack and split. Water follows the screw shank into the purlin.

The panel laps are the second weak point. Sealant tape or caulk at the overlaps ages, and wind-driven rain gets under them. The third is rust at cut edges, scratched coatings and anywhere water sits, such as around curbs, valleys and low spots.

None of this means the roof is finished. A panel that is thick, sound and only leaking at fasteners is a repair candidate. A panel that is rusted through, thinned or buckled is not.

Recommendation: before you price a replacement, get a condition check that separates fastener failure from panel failure. Those are very different bills.

Three levels of fix, in order

We work up the ladder only as far as the roof requires.

  • Re-fasten and reseal: replace failed screws with larger, longer-lasting fasteners and new washers, then seal laps, ridge caps and penetrations.
  • Restore: clean the metal, treat rust and apply a coating system so the whole surface sheds water and reflects sun. Either silicone roof coatings or acrylic roof coatings can fit here, depending on how the roof drains.
  • Retrofit: attach new framing over the old roof and install new panels on top, often a concealed-fastener system like standing seam.

The first is the cheapest and buys the least time. The last costs the most and buys a roof that behaves like a new one, without tearing off the old panels or disturbing the people underneath. A cost-conscious owner with sound base panels is usually best served by the middle step.

Sheds, shops and older warehouses

Metal retrofit is most common on older low-rise buildings with steel or wood framing: shop buildings, storage sheds, light manufacturing and agricultural structures. Those buildings sit beside housing, vineyards and farms across the county. Larkfield-Wikiup, about five miles north of Santa Rosa, mixes housing with vineyards, farms and light industry. Sebastopol's Barlow market district was converted from old agricultural warehouses, and Penngrove, along Petaluma Hill Road, has a history in egg and poultry production, once ranking second in the country.

If you own a building in that kind of setting and its roof is older metal, the framing and the occupancy matter as much as the panels. We check purlin spacing, sag and rust at the connections before we propose a retrofit. A flex industrial building with a lot of rooftop equipment needs curbs and supports to be reworked as part of the job.

Verdict: a sound frame under tired panels is a good retrofit candidate. A weak frame is not.

Fog, ash and swing temperatures

Metal moves with temperature, and Santa Rosa gives it plenty to react to. Pacific fog and low overcast move in during evenings and mornings, then afternoon sun heats the panels. The record 115 degrees on September 6, 2022 was the extreme end of that range. Each cycle works the fasteners a little more.

The rainy season does the rest. Santa Rosa gets about 32 inches a year, mostly November through March, and in November 2024 an atmospheric river sent close to 15 inches across Santa Rosa within roughly three days. A roof with open laps and loose screws shows its worst problems during exactly that kind of storm.

Smoke seasons leave ash on panels and in gutters. Wet ash holds moisture against metal and can speed corrosion at the edges, so a rinse after a smoke event helps. Metal also resists embers better than many roof types, but the fire rating belongs to the assembly, so a retrofit needs its rating confirmed.

Do not coat metal that is rusting through

A coating cannot restore steel that has already thinned. If panels flex, crumble at the edge or show daylight, a restoration is wasted money, and the answer is a retrofit or a replacement. Check the surface with a screwdriver and a magnet before spending on anything else.

It is also not worth re-screwing a roof every few years as a habit. If fasteners keep backing out, either the framing has moved or the panels are too worn, and a better fastener will not fix either. The honest alternative is usually a roof recover with a new system, or a full replacement when the base is gone.

We will tell you which category your roof belongs in.

A retrofit plan needs verified panel condition, attachment, purlin or deck capacity, and clearance for the new framing. Check low areas, penetrations, and transitions before covering the existing roof, since a new surface will make concealed failures harder to reach. Identify where insulation changes and how drainage will work at the perimeter. If the existing panels are rusted through or structurally unsound, price removal as a separate option. The owner should see what the overlay preserves and what it leaves behind.

Commercial Roofing Questions

How long does a re-fastening and resealing job really last on an old metal roof?

It holds as long as the panels stay sound and the new sealant stays flexible, which means rechecking the fasteners after the first wet season and on a regular schedule after that. It is a fast, low-cost way to stop active leaks. It is not a substitute for restoration if the coating has failed everywhere.

Can new metal panels go directly over my old roof?

Usually with new framing in between. A retrofit system sets sub-purlins over the old panels so the new roof is flat and fastened to the structure, not to the tired metal below. We verify the building can carry the extra weight and confirm the layer count with the building division.

What does rust on a metal roof tell you?

Surface rust at fasteners and cut edges is routine and treatable. Rust that has pitted or perforated the panel is structural. We test it by probing and tapping, then show you photographs of both kinds so the decision is yours to make.

Will a coating make a hot metal building cooler?

A reflective coating lowers the roof surface temperature, which reduces heat gain into the space. The benefit depends on insulation and ventilation. It is worth doing on a sound roof, and not worth doing on one that is rusting through.

Do I need a permit to retrofit a metal roof here?

Plan on one. Reroofs in Santa Rosa fall under the 2025 California Building Code as adopted by the city, and the Sonoma County Reroofing Guidelines cover metal reroofing and include a self-certification reroof inspection policy. We confirm the permit path with the building department before the work is priced.
