Commercial Roofing Partner for General Contractors in Santa Rosa, CA
Industries We Serve
Roofing is rarely the biggest number in a general contractor's bid, but it decides whether the interior trades can start. Until the building is dried in, drywall waits, electrical waits and the owner's opening date begins to slide. That makes the lowest roofing bid the real schedule risk on most jobs, not the roof itself. In Santa Rosa, CA the wet season runs from November into March, and one atmospheric river can drop weeks of rain in a few days. A roofer who is a week late in October can cost you a month inside.
We bid, sequence and build roofs for general contractors, and we tell you early when a plan that works on paper will not survive the weather.

Dry-in is the milestone
Treat dry-in as a date, not a hope. The deck has to be inspected, the insulation and membrane have to follow it closely, and every edge, curb and penetration has to be sealed before the next front arrives. Santa Rosa took nearly 15 inches of rain across the three days of the November 2024 atmospheric river, and a deck left open on a Friday afternoon would have sat in the middle of it.
We plan the roof in sections so that no area stays stripped longer than the crew can close it that same day. Material is staged before the weather window, and crane time is settled before the first pallet lands. If a front is coming and a section cannot be finished, we tell you the day before and place temporary protection. Our commercial roof replacement work follows the same discipline, whether the building is new or occupied.
Put the dry-in date in writing, and give the roofer the access to meet it.
Roseland, the airport park and beyond
Two districts show where commercial space is planned and where it already stands. The Roseland Area/Sebastopol Road plan covers about 1,800 acres between Highway 12, Bellevue Avenue, Highway 101 and Stony Point Road, and its environmental review projects roughly 802,000 square feet of office, 617,000 of commercial and 129,000 of industrial space. The Airport Business Center beside the Charles M. Schulz-Sonoma County Airport is the North Bay's largest business park, a mix of office, flex and light industrial buildings.
A general contractor in Roseland or the Airport Business Center should get roof details in front of the roofer during design, not after the steel is up. A flex building with deep warehouse bays and a small office front needs different details in each zone, and a roofer who sees the drawings early can flag that before it becomes an RFI.
Every trade walks on the roof
Code changed on January 1
The 2025 California Building Standards Code, Energy Code included, governs any permit application submitted from January 1, 2026 forward. Santa Rosa adopted the 2025 California Building Code by Ordinance 2026-001 in January 2026, and Healdsburg's adoption of the 2025 standards took effect January 1, 2026. Two roofs priced on the same drawings can fall under different rules depending on the permit date, so confirm it before the number goes out.
Reroofing has its own playbook in Sonoma County. The county's reroofing guidelines were drafted jointly by county staff, the city building departments and a North Bay roofing contractors association. They speak to built-up, modified bitumen, metal and tile roofs and add a self-certification reroof inspection policy. They also note that the Chapter 7A wildfire-exposure rules are meant for new construction, not reroofing. Separately, Santa Rosa is widening its Wildland-Urban Interface Fire Area for the first time since 2009, so a new building near the edge of that map is worth an early call to the building division.
Tear-off finds what drawings missed
On a tenant improvement or reroof, the existing roof always holds surprises: wet insulation, a rotted deck section, a curb that has not served a unit in years, a drain that was never connected. None of it shows on the drawings. We cut cores and run an infrared moisture survey before pricing, then carry unit prices for wet insulation removal and deck repair in the bid.
If the owner is also buying the building, a due diligence roof survey ahead of the contract shows everyone what the roof is worth before the scope is fixed. the downtown proposal for a convention center and 250-room hotel in the former Sears space at Santa Rosa Plaza was put on hold when costs rose. Clear alternates keep a stalled job from taking the roofing bid down with it.
Do not value-engineer the wrong layer
Value engineering loves the roof because the saving looks easy. A thinner insulation board, no cover board or a lighter membrane can save money on day one and cost far more at the first inspection. Do not strip the cover board from a roof that will carry foot traffic. Do not sign off on a roof with trapped water at the drains.
Worth it: a pre-roof meeting with every trade, a drain plan that holds up in a three-day downpour and a membrane chosen for the building, such as TPO on a well-drained low-slope deck. Not worth it: the cheapest sheet in a spec nobody read.
Use a property management roof record for repeat work. Claim files can align with insurance restoration scope.
Commercial Roofing Questions
How early should the roofer join a new construction project?
Join us while the structural and mechanical drawings are still moving, because that is when a curb location, a drain slope or a parapet height costs nothing to change. We review the roof plan for drainage, equipment loads and access, and mark what will cost extra if it stays as drawn.
What do you need from us to give a firm number on a tenant improvement reroof?
Existing drawings if they exist, access to the roof and a list of every piece of equipment that will move. We walk the roof, cut cores, check moisture and read the drains. The firm price then carries unit prices for wet insulation and deck repair, so the unknowns are bounded before you commit.
Who pays if another trade damages the membrane?
The contract decides, and we are not lawyers, but photographs decide the argument. Document the roof at turnover, put walk pads on the trade routes and call us the day a tear or crushed seam is found. A small repair made that week costs little. A tear found at final walk-through, after three trades have crossed it, becomes a dispute.
Will rain stop the roofing, and what does that do to the schedule?
Rain stops adhesives, hot work and any seam that cannot cure dry, so build weather days into a roof schedule from November through March, when most of the roughly 32 inches of annual rain arrives. We stage material ahead of the forecast and protect open sections the day before. Who carries the cost of a lost day belongs in your contract.
A roof leaks during punch list, and the owner is already unhappy. How fast do you respond?
Contact us with the leak location and site access details so we can discuss assessment and temporary protection options. We find the entry point, close it and photograph what we found, then give you a short written cause so you know whether it was workmanship, another trade or a design detail. You can hand that straight to the owner.
