Due Diligence Roof Surveys in Santa Rosa, CA
Roofing Capabilities
A seller's roof report is a sales document. It may be accurate, but it was written to close the deal, and the buyer who relies on it is trusting the party with the most to gain. The roof is one of the few line items in an acquisition that can move the price by a large amount and be checked in an afternoon, yet many buyers accept a paragraph in the inspection summary and move on.
A due diligence roof survey in Santa Rosa, CA is an independent look at the roof before you close or refinance. We walk it, scan it for trapped moisture where the walk raises a question, and write down what we found, how much life the roof likely has left and what it will take to keep it watertight. You get findings that stand on their own, in a form your lender, partners and insurance broker can read. And you get them while there is still time to renegotiate.

Business parks, retail and old masonry price differently
Where the building sits changes what the survey looks for. The Airport Business Center, the largest business park in the North Bay, is a district of office, flex and light industrial buildings. On a flex or industrial building the survey spends its time on parapet and edge details, dock-side drainage and the rooftop units that tenants have added over time. Ask who put each unit there and who flashed it.
Historic districts are a different exercise. In Railroad Square, a National Register district since 1979, older masonry buildings like Hotel La Rose, with its 20 to 24 inch stone walls, call for a survey that separates old repairs from active leaks. A buyer who treats one of those roofs like a modern tilt-up will misjudge the budget.
New product is the third case. The environmental review for the Roseland Area/Sebastopol Road plan projects new space in three categories, office, commercial and industrial, with office the largest. A building delivered under that plan will be new, so its survey is short and aimed at as-built flashings, drainage and the paperwork for coverage.
What the survey must answer before closing
Every survey answers the same four questions in writing.
- What is the roof, and how is it built?
- Is there wet insulation, and how much of the roof does it touch?
- What does the roof need in the next year and in the next several?
- What would it cost, in broad ranges, to make the roof watertight and keep it that way?
The method is hands-on first. We walk the roof, mark the drains, curbs and penetrations, and look for seams, flashings and patched areas. When the walk turns up a doubt, an infrared moisture survey and a few core cuts show how far the problem reaches. On roofs that are tall, steep or hard to reach, drone imaging fills the gaps.
The output is a roof condition report with a one-page summary on top. That summary is the piece your lender and your partners read, and the numbers in it feed the capital plan you will need on day one of ownership. If a manufacturer warranty exists, we ask whether it transfers and what notice the manufacturer needs, because a buyer inherits the warranty obligations along with the roof.
Where deals get burned on roofs
Fire maps change what lenders ask
The city's wildfire hazard zone is being redrawn after new state maps, the first revision since 2009: 3,082 parcels come in and 811 drop out. In October 2017 the Tubbs Fire went over US 101, and around Coffey Park the highway ended up separating the devastated western neighborhoods from the commercial zone to the east. Lenders and insurers watch those maps. A roof assembly on a parcel near the new edge is something they may ask about, so we record the assembly type and note what is known about its fire rating.
Weather is the other fact on the table. In the late-November 2024 atmospheric river Santa Rosa took close to 15 inches of rain over roughly three days, and a roof that ponds or leaks after a week like that shows it plainly, where a dry August survey would not. When timing allows, we try to see the roof in conditions that make it show its flaws.
Use the findings to change the deal
A survey is worth it on any building where the roof is a meaningful piece of the price, and especially on investment properties where the numbers have to hold over several years. It is not worth ordering a full scan on a roof the seller has just replaced and can document, or on a building you plan to tear down. Match the scope to the risk.
Order the survey early in the inspection window. A finding that surfaces with weeks to go can be turned into a price adjustment, a seller repair or a credit at closing. A finding that surfaces on the last day can only be turned into a problem. We write the report to survive a negotiation, with photographs, locations and plain ranges.
Commercial Roofing Questions
How early in the inspection period should I order a roof survey?
The first week, if the schedule permits. Moisture findings can take a few days to confirm and write up, and a price conversation with the seller needs time. A survey ordered with days left forces you to choose between rushing it and extending the period, and neither is comfortable.
We are refinancing, not buying. Is a roof survey still useful?
Yes, particularly if the lender has asked about the roof or the last report is stale. A current written survey can settle a reserve question before it becomes a condition on the loan. It also gives you a baseline for the capital plan on a building you plan to hold.
What if the seller will not give us access to the roof?
Put roof access into the purchase agreement or the inspection clause before it becomes a fight. If access stays restricted, drone imaging and a ground-level review of drains and rooftop equipment can give a partial view, and we will state what the survey could not confirm. A narrow report beats no report.
Can the survey tell me how much life the roof has left?
It can give a reasoned range, not a date. We base it on membrane condition, moisture findings, repair history and drainage, and then say what could shorten the range. Anyone who promises an exact number of years is guessing, and you should discount the rest of what they say.
My building is near the edge of the new fire hazard map. What should the survey record?
The roof assembly: membrane type, insulation and cover board, and any fire-rating paperwork that exists. Lenders and insurers tend to ask for that, and rebuilding the information after closing is harder than writing it down during the walk. We flag missing documents so you can request them from the seller.
