Coastal Flood Advisory: Commercial Roof Help in Santa Rosa

The National Weather Service has issued a coastal flood advisory covering Santa Rosa. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.

Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Commercial Roofing in Graton, CA

Graton
Commercial roof repair, drainage, metal and membrane work for storefronts and agricultural buildings in Graton, CA, planned around heavy winter rain.

Service Areas

A creek that floods in winter is a roof problem even when the water never touches the building. Graton, CA sits at the southeastern end of Green Valley in west Sonoma County, on a stretch of Atascadero Creek that floods seasonally, with 1,683 residents and a main commercial street in Graton Road. The roofs along that street and on the agricultural buildings nearby face the same storms that fill the creek.

We repair, recover, coat and replace commercial roofs for storefronts, wine and farm buildings and small offices in towns like this. The usual culprits are simple and cheap to fix, as long as they are found before the rain: a drain that does not drain, an edge that has lifted, a seam where two roof sections meet.

Storefronts share more than a wall

Graton Road carries the town's storefronts along its north side. Wherever commercial buildings sit side by side, the roofs meet, and that meeting point is where leaks start. We look at the shared parapet, the flashing that turns up the wall, the cap on top of it and the spot where one building's roof drains onto the next. A small gap in a cap lets water run behind the flashing and show up as a stain on the ceiling twenty feet away.

The tenant who sees the stain is rarely the one whose roof is leaking, and that fuels disputes. Get the roof walked by someone who will write it up, with photographs and a sketch of which sections drain where. Our condition reports map the roofs of adjoining buildings so that owners can see whose flashing needs work. Repair the junction first, then argue about who pays, if you have to.

When Atascadero Creek rises

Seasonal flooding changes how we plan. Flood water can close roads and keep crews out, so a roof that fails in the middle of a storm cannot always be reached that night. The sensible move is to fix the known weak points in September, not to depend on a call in January. Clear every drain and gutter, reseal the penetrations that have cracked in summer heat, and walk the edges for lifted metal.

It also matters for insurance. Rising water and rain coming through a roof are different causes of loss, and policies treat them differently. If both happen in the same storm, the file needs to show which water came from above. Dated photographs of the roof before the storm and of any opening afterward are what separate the two, and a claim file built that way avoids a long argument. Take the pictures now, while the weather is dry.

Fog, rain and a hot September

Santa Rosa, in the same county, sees roughly 74 rainy days and about 32 inches a year, most of it between November and March, and Pacific fog and low overcast often settle in on evenings and mornings. Damp air like that matters on a metal panel roof, where condensation forms on the underside and rusts fasteners and seams from inside long before the top surface shows anything.

In November 2024 an atmospheric river delivered nearly 15 inches to Santa Rosa within about three days. That much water exposes a low spot in a hurry. A ponding area that sat unnoticed all summer becomes a pool, and a pool finds a seam. At the other end of the year, Santa Rosa reached 115 degrees on September 6, 2022, and a membrane that has been soaked and then baked ages fast. Walk the roof at both ends of the year.

Farming changed, roofs did not

Agriculture around Graton shifted from apples to wine. That is a useful reminder for any owner of a building whose use has changed. A structure put up for one purpose and now serving another often carries rooftop equipment, ductwork and conduit that came later, each one a hole in the membrane. Wherever tasting rooms, offices and storage have been added to an older farm building, each addition can bring more.

When use changes, ask the roofer for a full inventory of penetrations, not just a look at the leak. Count them, check each seal and flashing, and decide which can be removed. Removing a retired vent or abandoned conduit costs far less than maintaining it forever. Where panels have lost fasteners or laps have opened, a metal roof retrofit can go over the existing roof without a tear-off. Graton Resort & Casino, despite the name, is in Rohnert Park, and its roof is a different job with different demands.

Start with the water path

Our first walk follows water from the high point of each section to the outlet. We clear drains and scuppers, check that overflow openings exist and sit at the right height, and look for tide marks on parapets that show how high water has stood. Then we check edges, seams, penetrations and anything touched by a previous repair.

Costs follow a short list: how many leaks are really one leak, how much insulation is wet, whether access is easy and whether a smaller building can be done in a day or two. For owners in Sebastopol or the nearby valleys, the approach is the same. Fix the drainage, repair the junctions, test for moisture and only then decide on a coating, recover or replacement. Not worth it: any coating over wet insulation.

Commercial Roofing Questions

Who is responsible when a leak starts at the wall between two storefronts?

The lease and the property records answer that, not the roofer. What we can do is find the source and document it. We trace the leak to the shared parapet, cap or flashing, photograph it and write down which side of the line it sits on. With that in hand, the two owners or their managers can settle the cost quickly. Without it, each tenant blames the other and the water keeps coming in.

Does living near a seasonal creek affect the type of roof we should choose?

The creek itself is a ground-level concern, but the storms that raise it also test the roof's drainage. Pick a system with enough slope or enough drains to move water quickly, and make sure the overflow openings are real. A fully adhered single-ply membrane with well-sealed seams does well here, and so does a standing seam metal roof where the slope allows. Drainage matters more than the brand.

What does a thorough pre-winter check on a small commercial roof include?

Clear drains, gutters and scuppers. Reseal cracked pipe boots and curb corners. Look at every seam, lap and edge metal piece for lift. Check that fasteners on metal panels have not backed out. Photograph everything, with dates. This takes a few hours on a small building and costs far less than one wet ceiling, and it gives you a record to rely on if a storm does cause a loss.

Can a roof leak be a flood claim and a roof claim in the same storm?

It can, which is why records matter. Water entering from the creek or the ground is one cause of loss. Water entering through a roof opening is another. Dated photographs of the roof beforehand, and photographs of any breach afterward, help show which water came from where. Ask your insurance professional how your policy treats each, and keep our written findings with the claim.

Is it worth replacing a metal panel roof, or should we retrofit?

Retrofit when the panels are straight and the structure under them is sound, because a new metal roof over the old one skips tear-off and disposal. Replace when panels are heavily corroded, when there is wet insulation below, or when the old layout drains poorly. We open a few areas, test the fasteners and then give you both prices side by side.
