GAF commercial roof systems in Santa Rosa, CA: EverGuard TPO, self-adhering modified bitumen and polyiso, and how we repair, replace and maintain them.

Roofing Manufacturers

Most people know GAF from the shingles on a neighbor's house, and that picture is wrong for a commercial building. On a flat roof, GAF means a single-ply membrane, a self-adhering modified bitumen, and the polyiso board that sits under both. Those are real products with real track records. They are also no more magic than anyone else's, and that is the honest place to start.

A GAF roof in Santa Rosa, CA lives or dies on the same few things as every other roof: how fast the water leaves, how clean the seams are, and whether the insulation underneath is still dry. The label on the box matters less than all three.

What GAF puts on a flat roof

Three families matter on commercial work. EverGuard TPO is the white single-ply sheet, sold for mechanically fastened and fully adhered jobs. The Liberty line is a self-adhering modified bitumen, which goes down with a peel-and-stick back instead of a torch or a kettle of hot asphalt. Under both sits GAF polyiso insulation, which sets the thermal value and carries much of the roof's strength when it is paired with a cover board.

Each one has a different job. A white TPO membrane suits big, plain roofs where reflectivity and long welded runs matter. A reinforced bitumen mat suits smaller, busier roofs with plenty of curbs and drains, where the layered build forgives rough details. Pick by roof, not by brand.

Flex roofs are the natural fit

The Airport Business Center is the North Bay's largest business park, a district of office, flex and light industrial buildings next to the Charles M. Schulz-Sonoma County Airport and valued for its Highway 101 access. If one of those buildings has a plain low-slope roof carrying a rooftop unit for every tenant, a white TPO sheet is a sensible candidate for it.

Tenants are the catch. Every new unit, every tenant who moves a vent or adds exhaust, puts another hole through the membrane. A roof like that does not fail as one big event. It fails one penetration at a time, usually after someone who did not own the roof cut it open and patched it with tube caulk.

Verdict: on a multi-tenant flex building, spend your attention on the penetrations before you spend it on the membrane brand.

What a wet week does to the sheet

Between November 21 and 23, 2024, nearly 15 inches of rain fell on Santa Rosa in about three days. A sound membrane can take that. The trouble starts at the places where water has to turn a corner or climb a lip, which means drain bowls, scuppers and the foot of a wall. A TPO seam is welded, so it is rarely the first thing to open, but a poorly cleaned weld from the day of installation will show itself in a week like.

Heat is the other test. The city's record of 115 degrees, set September 6, 2022 (Healdsburg touched 117 that same day), shows how hard one afternoon can push a roof. A white sheet reflects much of that, but a roof still expands and contracts hard, and the flashing at curbs takes the strain. Tight, hot-air-welded corners hold. Mastic smeared over a gap does not.

Read the warranty before anyone touches it

If your roof carries a manufacturer's warranty, find the paperwork before you call for a repair. Warranties typically spell out who may work on the roof, what was installed, and what counts as a covered failure. A repair made with the wrong material or by the wrong hands can put that coverage at risk, and the owner finds out only when a claim is denied.

We read the terms first, then match the repair to the membrane that is actually up there. If the roof is past its warranty, or the warranty is unclear, we say so plainly and repair to the same standard anyway. The paperwork and the roof are two separate problems, and we treat them that way.

Fix the drainage, then choose the layer

Start with a commercial roof inspection and, where we suspect trapped water, an infrared moisture survey. Wet polyiso loses its value and swells the cover board above it, so it is worth knowing what is wet before you choose a scope.

A sound membrane over dry insulation usually needs seam and flashing work and open drains, nothing more. If the sheet is chalking and splitting at the folds, a recover over dry insulation can save the tear-off cost. If the deck or insulation is gone, a full replacement is the right answer, and we will show you the core samples that say so.

Whatever the scope, permits filed from January 1, 2026 onward are reviewed under California's 2025 Energy Code, so we confirm the reflectivity and insulation requirements before pricing.

Do not pay for a name alone

A familiar brand does not repair a drain that sits an inch above the low point. It does not fix a roof curb that was never raised, and it does not stop tenants from drilling through the sheet. Put the money into slope, drainage and detail work first. A white sheet from Carlisle SynTec or a multi-ply roof from Johns Manville will fail on the same bad drain.

It is also not worth paying for a thicker sheet on a roof that sees almost no foot traffic and has good drainage. Spend it on cover board, extra fasteners at the perimeter and a proper maintenance program instead.

Commercial Roofing Questions

Can you repair a GAF roof that another contractor installed?

We can, as long as we identify the membrane first. We check the sheet type, the attachment and the age, and look for any paperwork on the original install. The repair material has to be compatible, because a patch that bonds badly will fail faster than the sheet around it. If the warranty is still active, we read its terms before cutting into anything.

Is white TPO enough to satisfy the new California energy rules on a reroof?

Reflectivity is only part of the review. The 2025 Energy Code governs permits filed from the start of 2026, and the insulation level and roof surface requirements are checked at permit. We look at your building and the permit path together, then write the scope so it passes. Nobody should assume a white sheet clears it by itself.

A flex building near the airport has six tenants and constant rooftop work. Which GAF layer holds up best?

For a roof that gets cut open repeatedly, a self-adhering modified bitumen with a reinforced mat is more forgiving than a thin single-ply. Patches bond well to it, and the multiple layers tolerate foot traffic. A TPO sheet can still work if the owner controls access with walkway pads and a standing instruction that nobody cuts the roof before phoning us.

Why did my roof leak after the November 2024 storm if the membrane looked fine?

Rain that heavy rarely finds the field sheet. It finds drain bowls clogged with leaves, scuppers set too high, seams that were never fully welded and flashing that had pulled away from a wall. We walk the roof during or right after a storm if we can, because water shows its path while it is still running.

Should I choose a thicker membrane to stretch the roof's life?

Only when foot traffic or hail damage is a real risk. More thickness helps with abuse. It does nothing for ponding or poor detailing, which cause most early failures. Many owners get more life from extra cover board and careful flashing than from an upcharge on sheet thickness.
