Carlisle SynTec Roofing in Santa Rosa, CA
Roofing Manufacturers
Carlisle SynTec does not make one roof. It makes at least three, and choosing the wrong one costs you more than choosing the wrong brand. Sure-Weld is TPO, Sure-Seal is EPDM rubber, and Sure-Flex is PVC. They share a manufacturer and almost nothing else about how they behave once the sun, the rain and a tenant's rooftop unit get to them.
That is the useful way to think about the name on a roof in Santa Rosa, CA. If the old sheet on your building says Carlisle, the first job is to find out which of the three it is. The repair, the cleaning method and the expected life all follow from that, and none of them are the same.

Three membranes under one name
Sure-Weld TPO is a white, hot-air-welded sheet that works for large, plain roofs and reflects a lot of heat. Sure-Seal EPDM is rubber sheet sold in wide rolls, forgiving around awkward details and easy to patch years later. Sure-Flex PVC is a welded sheet that stands up to grease, chemicals and rooftop exhaust better than the other two.
Carlisle also sells under the Versico name, and that line sorts the same way. It makes FleeceBACK versions too, with a fleece layer bonded to the underside so the sheet can be glued down over a prepared deck instead of fastened through it. That matters on an occupied building, since adhesive attachment makes less noise and puts fewer holes in the deck.
The rubber and the welded sheets age differently, so a crew that knows EPDM cold can still ruin a PVC repair with the wrong adhesive. The family is wide, and the repair has to match the member.
Mall roofs are a drainage problem first
Retail labels do not identify roof assemblies. Coddingtown Mall sits in the North Station Area, while Santa Rosa Plaza is a separate downtown property. The buildings have different histories, but age alone does not show what membrane, insulation, or repairs are present. Identify each roof section before comparing a compatible Carlisle system or assigning a repair boundary.
Nobody can say what a particular mall roof carries without climbing up to look. What we can say is that a mall roof is often a long run of low-slope area broken up by big-box tenant walls, skylights and rooftop mechanical. Drains and scuppers decide how it performs. A good sheet over a clogged scupper still leaks.
Recommendation: clear and test the drainage on a big retail roof before anyone prices a new membrane.
Where the leaks start
Embers, ash and the rating question
The October 2017 Tubbs Fire crossed Highway 101, carried by near-hurricane-force winds, and Diablo gusts reached 70 mph that week. Its losses on the corridor included a Kmart, a Hilton and many restaurants, so fire resistance is a fair first question. A roof's fire rating belongs to the whole assembly, meaning the membrane, the insulation and the deck beneath, not to the brand on the sheet. Ask for the rating of the assembly you are actually buying.
Ash is the quieter problem. It settles in low spots, holds moisture and dulls a white membrane, and a heavy wet season mixes it into a paste that clogs drains. After a fire, wash the roof and clear the drains before you do anything else, and have someone look at the seams.
Pick the sheet after the walkthrough
We start on the roof, with a hands-on commercial roof inspection, and we identify what is up there. From that point there are a few honest paths.
- A sound sheet with local seam or flashing failures gets targeted repair with compatible Carlisle material.
- A tired sheet over dry insulation can take a recover, often with a FleeceBACK version glued down.
- A roof with wet insulation or a damaged deck needs a full replacement.
For big retail, we pair any of these with a drainage review, since the best membrane in the county will not help a roof that holds water for days.
Skip the upgrade you will never use
Do not pay for PVC on a roof with no grease, exhaust or chemical exposure. A less costly sheet will do the job. Do not specify black rubber on an open roof where reflectivity matters, and do not choose a fleece-backed sheet when the deck is rough and needs repair first.
A manufacturer warranty is worth reading, but it is not worth paying extra for a long term on a roof that needs a drain rebuilt. Spend that money on the drains and scuppers, and keep the roof on a yearly maintenance visit.
Different manufacturers require their own membrane identification; Johns-Manville membranes need compatible repair materials too.
Commercial Roofing Questions
How do I find out which Carlisle membrane is on my roof?
We look at the sheet, the seams and the flashing. A heat-welded white sheet with a smooth surface is usually TPO, black rubber with taped seams is EPDM, and a gray or white sheet that is stiff and slightly shiny may be PVC. Sometimes a core sample or the original submittals settle it. Guessing wrong leads to a patch that does not bond.
My landlord wants a cheaper membrane over the mall's old one. Is that smart?
It can be, if the insulation underneath is dry and the roof is not already at its layer limit. The savings disappear fast if a recover traps wet insulation. A moisture survey costs a small fraction of a replacement, and it keeps you from burying a problem under a new sheet.
Does ash from a wildfire damage a Carlisle roof?
Ash itself does not eat the sheet, but it sits in low spots, holds moisture and clogs drains. In the first rain it can turn into a paste. Wash the roof when the air clears, clear every drain and inspect the seams. A roof with ash packed around its curbs is a roof that will pond water in every storm.
Can a winery production building use the same membrane as a retail center?
Only if nothing harsh vents through the roof. A production building that exhausts steam or cleaning chemicals, or a tasting-room kitchen that vents grease, points toward a PVC sheet, while a roof with none of that can take the standard white membrane used on retail. The building's exhaust, not its address, tells us which sheet to choose.
Is Sure-Seal rubber still worth choosing in a place that hit 115 degrees?
On small, cut-up roofs with plenty of flashing, yes. Black rubber runs hotter at the surface than a white sheet, but it is tough and easy to repair. On a huge open roof where reflectivity drives the budget, a white sheet usually wins. Check the cool-roof rules for your permit before you decide.
